Will there be any additional marketing costs?
No. Once the fee is agreed there are no additional marketing costs. And remember you only pay when the property is let.
Who will conduct the viewings of the property and when?
One of our skilled consultants will do all the viewings. These viewings traditionally happen outside of office hours. We will have vetted the tenants before viewing occurs.
Who will take photos and do the inventory list?
Madden Property Consultants will arrange all photos to be taken to maximize the marketability of your property. We will also carry out the inventory list before having it signed off by you.
How do I know how much rent to charge?
We will access the potential rental opportunity on a case by case basis in an effort to let your property as soon as possible at the best price available.
What is the Private Residential Tenancies Board?
The PRTB was setup in 2004 to operate a national tenancy registration system and to resolve disputes between landlords and tenants. It is essential that all landlords register with the PRTB. We will assist all our clients in this regards
Who holds the deposit from the tenant?
The landlord is responsible for holding the deposit of the tenant. Once the tenant has vacated the premises and following a full inspection, the deposit can be returned to the tenant.
Do I have to pay income tax on the rental income?
Yes. You are liable for income tax on your rental income. If required we can recommend an accountant to assist you on this matter.
Should I have insurance on the property?
All Landlords must have insurance on their property but it is the tenants’ responsibility to ensure any valuables that may be in the residence.
How do I receive my rental income?
At Madden Property Consultants we will set up a standing order between the tenant and landlord, less fees and commission followed by a statement.
